Do you need to sell your house? What if you can’t find a realtor that will list it for the price you want? It’s okay; there are ways that individuals can sell their homes, even if they cannot find someone willing to list it on the MLS.
Selling your home without an agent is not always easy, so let me show you how I came up with my strategy. With almost zero money invested in marketing or advertising, my home was on the market before every other listing at every price point for over 60 days, and then as soon as it was pulled from the MLS, I had multiple offers within 24 hours at over $10,000 above asking price.
This step is very easy. All you have to do is go online and look up your local county’s property records website. You want to search for the website that allows you to look up all the homes for sale in your zip code. It will show you all current homes for sale in your area, including their listing price and photographs of each home.
Once you have this information, go back to your local MLS’s website and log in. The system will tell you which homes are on the market at any given time. It will also send you a text message each Monday at a pre-determined time of day that shows the current listings on the MLS for your area. You can then compare that list of homes to the ones available on your county’s website to see which properties have been removed from sale.
You do not have to wait until a home is listed to put yours on the market (I did, but you can do it any time if you like). If the home is listed, you will need to cancel your local MLS’s automatic notifications, as it is illegal for them to send information from a shared system to an individual. Your local MLS will be able to explain the process to you.
I recommend that you have your home inspected by a licensed contractor. They will inspect your foundation and make sure that there are no problems within the foundation itself. They can also make sure that all of the appliances are working properly, which saves both time and money on the back end.
I have found that most contractors are usually happy to perform a comprehensive inspection for free if you ask. Please note that the only way you will be able to sell your home for the price you want is if the entire property complies with all current building codes.
Now it’s time to learn how to sell your house using the MLS system. This system allows realtors to view homes for sale at any given time, and then they can supposedly find homes that will generate interest (buyers) and then list them on their website. You want each of these searches to return at least one listing, even if nothing is listed yet (just like my example above). If there’s even one listing, you need to pay attention to the date it was posted.
This is the most important step in this process and is not nearly as difficult as some people think. If you want to know how to sell your house without an agent in less than 30 days, I highly recommend that you follow these steps exactly. Once you have listed your property on the MLS, wait for a buyer yourself. When someone reaches out to you about buying your home, they will most likely tell you that they are working with an agent. They are simply doing this because they are educated on how the process works. The reality is that they are simply shopping for a home, and it has nothing to do with an agent.
What you need to do is politely inform them that you will not accept any offers from realtors or agents, and tell them that if they want your house, you will list it on the MLS and split the profits. If they refuse, then go back to step one and start all over again. If they agree, then forward them all of your records (gated community info, full service, or association pool fees) and let them know that their realtor will need to speak to you both before any offer will be made (so this doesn’t become a problem). This way you can make sure that the agent has everything they need to complete the sale.
Keep in mind that, as a seller, you will need to find a realtor that is willing to market your home for sale on an MLS listing. Your agent wants you to be able to sell your home for as much as possible, and if it is not listed on an MLS yet, then they will not be able to sell it for as much as possible. If you cannot find a realtor that is willing to do this, then go back and try again with someone new. Personally, I found two listings on my first attempt using this method.
If this buyer agrees to pay your asking price, then you will want to determine how much you will accept. You can accept either a cashier’s check or certified funds, but I prefer the latter. I have found that certified funds are cheaper for buyers, and more importantly, are usually less risky for me if there is a problem. After all of the documents are signed by the buyer, take pictures before they leave (if you want them to keep their deposit), and then immediately go back to the MLS website to list your house for sale again. If everything goes well, you should have it pulled within one or two days of accepting the offer.
There are many factors that can affect the sale price of your home, including the condition of the home itself, the neighborhood, and most importantly how much time has passed since you listed your property. This process is very simple and typically results in a quick sale; however, it is not free. You will need to pay for the home inspection, but everything else can be done at no cost to you. You need to know that this process will only work if you do it correctly, and there are many people that try using this method without success.
