Selling your house can be a stressful task, especially if you don’t know what to do. But that’s where we come in!

Step 1: Preparation

The first step toward selling your house is making it as marketable as possible. Have you ever heard the term “Curb Appeal”? Curb appeal is a term for exterior design features that make a house appealing to potential buyers, and you can create curb appeal by complementing your home’s exterior with things like landscaping, paint, or even a new driveway. Go ahead and spruce up the outside of your home to make it stand out amongst other homes in your neighborhood.

Secondly, you need to decide on how much your home is worth. Of course, if you’re selling your house as-is by the owner, you obviously don’t have a realtor to price the home for you. So, what do you do? Go on a tour of similar houses to yours in the area. If yours is comparable, try to price it at a 10% lower rate and let buyers make an offer. If it’s superior or inferior to other homes in the area, then adjust your price accordingly and reevaluate your asking price periodically.

Step 3: Advertise

The next step before selling your house as-is by the owner is getting potential buyers interested in viewing the home. Social media is a great way to do this. Post pictures and a description on sites like Facebook, Twitter, and Instagram to get the word out about your house! You can also post flyers around your neighborhood if you’d like. Try using services like Craigslist or Craiglist’s free online classifieds service. These are both excellent places to attract potential buyers for your home.

Step 4: Showings

You’ve spread the word about the sale of your home, but now you need to schedule showings. Schedule at least a dozen in the first few weeks of advertising your home for sale. Ensure you have someone from your team present during showings to act as a representative and answer any questions buyers may have regarding the house. When you do showings, take notes on the offers you get. Assess whether or not each offer is to your liking. When presenting your offer, allow time for the buyer to consider it and ask any questions they may have about the house. Try to attend the closing escrow with your buyer, or if you’re unable to, do so as soon as possible after your sale.

Step 5: In House Inspection

The fifth and final step is the after-sale inspection by the buyer. They’ll check for any issues you might have missed during a physical inspection (and I’m sure you didn’t miss any!). Ask them if there are any items that need attention and make sure they’ve seen everything before signing over the deed of your house. The inspection needs to be completed prior to a closing date and must be paid for by the buyer.
